I think the biggest thing that buyers don’t know is that when you are looking on the brokerage sites and many of the public sites on the Internet many of the homes that appear for sale are actually sold.  Sometimes it is just that the information is not updated on the site.  More commonly it is because these sites don’t filter out homes that are sold “subject to….” something.  This could be that the home is sold subject to a buyer’s home inspections, a buyer’s review of association documents, the short sale approval by the seller’s mortgage company or other reasons.  This will be frustrating to you because these homes are always the ones that look the best……and they are no longer available.  By working with me I can set up a search that sends you immediately (or on a daily basis) the new and price-reduced listings that meet your search criteria.  Also, the homes that are sold “subject to….” something will be filtered out and won’t send you on a wild goose chase (or break your heart!).  This will make your home search more effective and you will be the one getting out the best new listings first.

Many agents are not full-time agents.  I am a full-time committed agent.  Availability is a huge thing to provide for my buyer-clients.  Quick responses to calls, texts and emails are important, too. When you find a home I can go over financing options, check out the comparable sales prices in the area and do any research into the home that can help you purchase it at the best terms possible.  I have over 25 years of experience and I know how to serve my clients.  I simply would not have lasted this long if I didn’t provide great service.
